Landlord Responsibilities
If you have a mortgage, you will need to get agreement in advance from your lender to let out your property. Also, if you do not own the property outright, you will need to obtain the written consent of all the co-owners or Freeholder of the property.
You must ensure that all furniture, furnishings and appliances you leave in the property comply with current safety legislation (although we can advise you on this and will arrange for checks to be carried out, this is your legal responsibility).
You must also ensure that the property has a current Energy Performance Certificate, Gas Safety Certificate and Electrical Safety Certificate, although we are happy to arrange this for you if we are managing the property on your behalf.
