Lettings Services
At Bassets, we offer two main letting services "Tenant Finding" or "Full Management", although we are also happy to collect rent for our tenant finding landlords for a small additional fee.
Our services are offered on an "all inclusive" basis, meaning that unlike most other letting agents, there are no hidden extra costs.
"Tenant Finding & Checking In/Out" Service
We will market your property in our three offices, and using the internet, property newspapers and our "To Let" boards. We will show prospective tenants around the property, take up references and carry out credit checks through a professional third party. We will take readings for the utilities and arrange for these (and the council tax) to be transferred into the tenants' names.
We will collect and hold the Damage Bond and also lodge its existence where appropriate with an approved scheme. We will also check the tenants out of property at the end of the tenancy and deal with the return of the Damage Bond.
Prior to move in, we will arrange at our cost for a professional inventory to be prepared by an independent inventory company. We will prepare the tenancy agreement for signing and serve any Statutory Notice to the tenants to terminate the tenancy.

"Full Management Service"
In addition to the above, within our "all inclusive" service we will also:
- Pay any outgoings (e.g. service charges, ground rent, insurance) upon receipt of demands.
- Arrange all necessary repairs and maintenance up to a pre-agreed sum and pay for these on your behalf out of the rent.
- Prepare formal monthly statements detailing the rent received, our fees, any cost of repairs/other outgoings.
- Promptly transfer the balance owed directly to your account.
- Visit the property regularly to check on its condition and send you a report of the inspection.
- Send you an annual statement detailing the overall income and outgoings for your property in that tax year to assist you with your tax return.
- Manage refurbishments and/or insurance works up to a value of £1,000 (above this level a fee may be charged).
- Repay to you the cost of a six month rental guarantee and legal expenses policy.
