Tenancy Requirements
Before we can accept you as a tenant, we will need to formally reference anyone over the age of 18 who is to live in the property. We employ a professional referencing company to do this and they require a form to be completed which they will then use to obtain references on you. Basically, they are checking that you are who you say you are, that you would make a good tenant (i.e. no adverse credit history, in full time employment, no county court judgements) and that you can afford the rent payable.
Once your references have been approved, we will then require payment of the "Damage Bond" as well as advance payment of the first month's rent and the Move In/Check Out fee. These must be paid (and have cleared) 5 working days before you are due to move in. If any funds have not cleared, we will be unable to allow you to move in. The £100 Administration Fee (already paid) will be used to pay the Move In / Check Out Fee.
Once you are in the property, you must clearly pay your rent promptly. Please note that at Bassets we operate a "zero tolerance" policy in relation to rent arrears. So if you do not pay on time, we will start legal proceedings on behalf of our landlords at the earliest opportunity.
Finally, it is a requirement of the tenancy agreement that you take out your own contents insurance with accidental damage to help protect your Damage Bond. One company offering such insurance is MARAS with whom we have agreed favourable rates. To obtain a quote call them on 0208 4402220 or speak to a member of staff who can provide the necessary information to you.
