Fees
If you like a property and wish to reserve it, then a non-refundable Administration Fee of £100 will be required. Should you change your mind, this money is then paid to the Landlord as compensation.

Each prospective tenant will then be required to pay an up front, non-refundable, one-off Application Fee of £110.68 + VAT to cover the cost of checking your references, producing the necessary legal documentation and processing your application. If a guarantor is needed, a further application fee of £59.57 + VAT will also be payable.

Once the references have cleared and you are ready to move in the £100 Administration Fee will then be put towards the Damage Bond (which is one and a half months' rent or a month’s rent plus £200 in the case of bedsits). This means that before moving in you will need to pay two and a half months’ rent less £100 equating to the first month's rent in advance, the remainder of the Damage Bond and a check-in fee of £30 inclusive of VAT.

For information, the Damage Bond is generally held by us in the event that you do not meet your legal obligations set out in the tenancy agreement. We hold this deposit as a “Stakeholder”, meaning that we will act as a mediator should you and the landlord disagree on what amount should be paid back at the end of the tenancy.

Requirements
Before we can accept you as a tenant, we will need to formally reference anyone over the age of 18 who is to live in the property. We employ a professional referencing company to do this and they require a form to be completed which they will then use to obtain references on you. Basically, they are checking that you are who you say you are, that you would make a good tenant (i.e. no adverse credit history, in full time employment, no county court judgements) and that you can afford the rent payable.

Once your references have been approved, we will then need a “Damage Bond” of 1.5 months' rent (or a month’s rent plus £200 in the case of bedsits) as well as advance payment of the first month’s rent. These must be paid 7 working days before you are due to move in if paying by private cheque or in cash or cleared funds on the day you move in as the payments must clear before we check you in. The £100 Administration Fee (already paid) will be taken off the Damages Bond required.

Once you are in the property, you must clearly pay your rent promptly. Please note that at Bassets we operate a “zero tolerance” policy in relation to rent arrears. So if you do not pay on time, we will start legal proceedings on behalf of our landlords at the earliest opportunity.

Finally, it is a requirement of the tenancy agreement that you take out your own contents insurance with accidental damage to help protect your Damage Bond. One company offering such insurance is MARAS with whom we have agreed favourable rates.
