EXCITING OPPORTUNITY TO WORK FOR SALISBURY LEADING LETTING AGENT.

Bassets Lettings, Salisbury has a vacancy for a Lettings Negotiator in our Salisbury Lettings Office.

The successful candidate will be responsible for all lead generation, undertaking viewings, as well as managing tenants and landlords through the process from the initial marketing of a property to the point at which the tenancy starts and tenants move in.

The position is a customer-facing role in a busy lettings market and the successful applicant should be professional, presentable and have excellent communication skills. It is essential that they have an approachable personality meaning that they are easily able to converse with people from all walks of life. The successful applicant will be a good judge of character and will feel comfortable discussing all aspects of the lettings process with tenants and landlords alike.

When in the office the applicant should also be able to deal with general telephone enquiries, be able to discuss available properties with interested customers face-to-face, book viewings for available properties and assist anywhere elsewhere needed as part of the small front office team.

A smart and confident appearance, excellent time management and organisational skills are essential for this role as is the ability to work equally well as part of a team or individually.

Previous administrative experience and good computer literacy is vital, but, previous experience in the property industry is not as full training will be given.

A full UK driving licence and a car are also essential for this role.

Hours**

8.30 am – 5.45pm Mondays.

8.45am – 5.45pm Tuesday – Friday.

9.00am – 2pm (Alternative Saturdays with a half-day in lieu).

Holiday: 20 days plus Bank holidays.

PAY: Basic Salary, monthly commission.

Demand from house hunters and supply of properties

The average number of new potential buyers registering at each member branch was up from 67 in February to 84 in March, returning close to the January high of 100.

The average number of properties listed per member agent branch remained fairly steady at 22, compared to 23 in February. New instructions to the market continue to be high at an average of 10 per member branch, showing the increase in supply since the new year has held.

Our March figures show a range of new activity as the spring market makes itself known. The number of new properties coming on to the market has increased slightly and new stock breeds new buyers and new sales. The number of sales being agreed in March is slightly above our recorded long-term average and the uplift in properties coming to market is a trend we would hope to see continue into April and May.

Sales to first time buyers

The proportion of monthly sales to first-time buyers stayed strong at 30 per cent of overall sales in March.  This is slightly down on February’s figure of 37 per cent but still above average for the post-2020 lockdown period (25 per cent).

Acquisition of Bassets Lettings
We would like to formally announce that David & Mary Clayton will no longer be involved with the running of Bassets Lettings. They have made the difficult to sell the company to another local family-run business, Northwood Salisbury.

David & Mary set the business up back in 2002 wanting to offer a transparently priced, first-class service to their landlords in an industry with ever-increasing regulation. Their two key objectives have always been to find you, good quality tenants, promptly and to look after your property throughout the tenancy so that it will re-let more quickly and for a higher rent when vacated.

Now, following the acquisition of Bassets, the Owners of Northwood Salisbury, Stuart & Maryam Calvert follow a very similar ethos, having been in the industry for the past 18 years.

Speaking of this acquisition, Stuart Calvert said: “I have been with Northwood since 2003, working my way up to office manager within a year and buying the Northwood Southampton franchise in 2006. Northwood Southampton has constantly grown over the years and now has a team of 10 staff. In 2015 my wife Maryam and I opened a brand-new Northwood Salisbury office on Castle Street, Salisbury, which now has a team of four staff and is run by Maryam on a day-to-day basis.

“We are delighted to have completed on the acquisition of Bassets, which is a very successful family-run independent business with a superb reputation as an honest and transparent lettings business. There is a great synergy between our two businesses, as our Northwood business is very much family-run and I know that was important to David and Mary when they decided to sell. Maryam and I believe in delivering outstanding levels of customer service, and we treat all of our clients with the personal attention that we believe is so important.

“I am delighted to confirm that the entire team will remain in place at Bassets, with no redundancies. The business will continue to be managed by Quentin Thatcher who as many of you know has been Head of Lettings there since 2013 and has over 30 years of experience in the property industry.

“We do not intend to make any major changes to how the business operates, as it is already extremely successful. However, the advantage of this acquisition for Bassets will be access to Northwood’s fantastic resources which include outstanding marketing, IT, advertising and legislative updates etc. All of these resources will greatly enhance the services already being provided to landlords and tenants by Bassets. We look forward to working with the new team and expanding our presence in the Salisbury area.

Former owner, David Clayton said: “We would like to say a huge thank you to all our staff over the past 19 years who have helped take Bassets from being a new start to the market leader locally for lettings. Although the time is right for Mary and I to move on, we are delighted to hand over Bassets to Stuart and Maryam who, with a family run business of their own, share a similar ethos and commitment to looking after their customers.”
